Waterloo Region Housing Market Update – January 2025: Higher Inventory, Softer Sales
The Waterloo Region real estate market kicked off 2025 with an increase in available housing inventory but a slowdown in sales activity. According to the Waterloo Region Association of REALTORS® (WRAR), the number of home sales in January declined, while the average sale prices showed minor fluctuations compared to the same period last year.
In January 2025, a total of 329 residential properties were sold through the Multiple Listing Service® (MLS®) System. Single-Family Homes: The average sale price for detached homes was approximately $875,000. This segment remains the most sought-after, though sales have slowed as buyers evaluate affordability and market conditions.
Townhomes: The average price for townhomes in the region stood at $620,000. With affordability concerns in mind, this property type continues to attract interest from both first-time buyers and downsizers.
Condos & Apartments: The average condominium price in January was $480,000. This segment remains a viable option for buyers looking for lower maintenance and affordability within the region.
Semi-Detached Homes: The average sale price for semi-detached homes was approximately $680,000, making them a middle-ground choice between detached homes and townhomes.
One of the most notable changes in the market is the increase in inventory. With more homes available for sale, buyers now have greater selection and negotiating power. This marks a shift from the highly competitive markets seen in recent years, where multiple-offer scenarios and bidding wars were common.
